IS YOUR PROPERTY DUE A SAFETY CHECK?
Regulations stipulate that any rented property should be checked at five-yearly intervals by qualified and competent electricians to ensure that the property is safe. The resulting report - known as the Electrical Installation Condition Report (EICR) - summarises the results of the check and provides guidance as to remedial work if needed. Is it absolutely necessary?
An EICR confirms to both the tenant and the local authority that the property's electrical system is safe. But beyond that, it's also a legal requirement. Fines of up to £30,000 have been levied against some landlords for not carrying out checks and associated remedial work. In some cases, the local authority can take on the work themselves and recover costs from the landlord concerned. It's therefore imperative to have the checks carried out and any necessary remedial work actioned as swiftly as possible. We can help in that regard. Remedial work classifications:
- C1 - danger present and there is a risk of injury (it's often the case that the inspector will remedy any C1 concern before leaving)
- C2 - potentially dangerous
- FI, meaning urgent 'further investigation' is needed
- C3 - improvement recommended - these improvements aren't essential and the report would be deemed 'satisfactory' without them
